Chase Tower Multi-story Renovation

Occupying a full city block in the heart of the financial district in downtown Detroit, MI, the 14-story Chase Tower is a landmark. Bedrock Financial had the vision to transform floors 2 – 14 to provide a professional and inviting work environment that aligns with their corporate identity. A total of 330,000 square feet of space was renovated providing opportunities to consolidate staff and departments, as well as restack the banking and upper management offices to provide greater overall interaction, efficiency and adjacency.

Performance was at the core of the commercial renovation. A combination of modern technology, sustainable design and space maximizing strategies was required to realize measurable results. Key design factors featured flexible training rooms and ample amenities with integrated elements to support visual and acoustic privacy. New energy-saving, high-efficiency LED lighting and lighting management controls were installed throughout the building. Mechanical systems were upgraded and an outdated dual duct HVAC system, located on the second and third floors, was reconfigured to provide enhanced air quality and higher efficiency. Water-saving fixtures were installed to help lower operating costs.

Responsible for the architecture, engineering design and construction administration for this multi-story renovation project, NORR collaborated with Pophouse on the interior design elements to deliver a successful transformation that benefits the well-being of users while paying respect to the original function of the building designed in 1959.
