Spring House Innovation Park (SHIP) is a 133-acre, 11 building Life Sciences campus in Montgomery County, PA. Real estate investment firm Beacon Capital Partners is venturing into a phased masterplan redevelopment of the campus. Their mission is to create an ecosystem that increases capacity for Life Sciences, Biotechnology and Research & Development companies working on breakthrough discoveries.
NORR was commissioned to provide full-service architecture and engineering for the largest building on the campus – Building 14. An extensive repositioning of the 3-story, 100,000 square-foot building will result in a flexible core and shell Class A office, laboratory, and cGMP manufacturing facility. The design vision is to maximize efficiency of the building to accommodate a full building tenant or provide adaptable multi-tenanted space. Creating flexible floor plates will help accommodate future fit outs of start ups and emerging companies seeking speed to market, as well as established companies trying to expand in a growing market.
To enhance spatial efficiency, the building was stripped down to the core and existing service elements such as the main entrance lobby was shifted to the perimeter of the building. The transformation includes higher window lines to maximize natural daylighting, a new thermally efficient building envelope, laboratory grade MEP infrastructure, and new exterior entrances to create a striking presence.
SHIP’s Building 14 is targeting LEED® certification – emphasizing a commitment to sustainable and environmentally responsible design principles. Energy efficiency was a focus through the redesign of the mechanical, plumbing and electrical systems to help manage control zones and improve operational costs.
The repositioning of Building 14 will support the ecosystem on the SHIP campus redevelopment to provide a high performing and collaborative environments.
