Priding themselves as one of America’s premier build-to-suit and project developers, Scannell Properties identified the need for a speculative distribution facility in Millstone Township, NJ. The 132,930 square-foot facility is located in central New Jersey and will serve as an ideal location for a last mile package delivery facility as the demand for e-commerce services continues to grow. Located within close proximity to the interstate highway system, this facility provides accessibility and flexibility for manufactures, distributors and third-party logistic companies.

Designed to be flexible, the facility comes equipped with 32-foot clearance height, 29 dock doors, two drive-in doors, and flexible knockout panels to provide more windows and doors based on the tenant’s requirements. The fire pump room and electrical rooms are centrally located for ease of distribution through the building and provide flexibility to meet varying tenant requirements. The facility is complete with more than 130 car stalls, sufficient trailer storage, and a 1,500 square-foot office suite.

The steel columns and joists in the building utilized recycled steel materials, and much of the interior office materials contained high recycled content to reduce the impact on the environment and consider sustainable material. Clearstory lighting was implemented to provide natural light to the interior loading area.  Located just an hour drive from more than eight million residents in New Jersey along the popular east interstate 95 corridor, the last mile facility will meet customer expectations for swift, safe and secure deliveries from a speed-to-market solution.
