The design strategy focuses on re-establishing the traditional street pattern along Leazes Park Road, responding sensitively to nearby heritage assets while introducing a confident 12-story form. Rather than presenting as an isolated modern block, the building aligns with the street and delivers an animated ground-floor frontage. Generous glazing reveals internal amenity spaces, fostering interaction between residents and pedestrians and contributing to passive surveillance and improved urban safety.
The scheme provides a balanced accommodation mix, with approximately 70 percent self-contained studios and 30 percent cluster units organized around shared kitchen, living and dining spaces. Substantial amenities, including study areas, social lounges, games facilities and reception, support a higher end market position.
