Porritt Group, a real estate development firm, recognized an opportunity to provide a valuable connection between the existing downtown core and the expanding lakefront amenities in the resort town of Dillon, CO. The planned redevelopment considers a multi-building, multi-phased, multi-year metro district that offers holistic benefits to the community through an enhanced master plan and economic stimulus. The long-term vision is to create a new mixed-use environment including residential units, workforce housing, commercial and retail sites from the downtown core to the existing marina and amphitheater.
The initial building is a new 5-story branded residential structure (a blend of residential and hospitality) overlooking Lake Dillon that will provide guests with 200 luxury suites, secured underground parking, a lakeside pool deck and full-service amenities. To engage the community at large, the design features ground level retail, a rooftop restaurant and bar, a clocktower observation deck and outdoor amenity space for public use.
As the Lead Architect, the design and ambiance of the structure and spaces will embody Dillon’s mountain lakestyle vibe incorporating natural materials including a mass timber roof with outriggers and large overhangs. The site is literally stepping towards the lake with a 12-foot drop, so the design of the building is also stepping down with the hill with serrated facades providing magnificent corner views from the one-, two- and three-bedroom branded residences.
Community benefit is a significant focus of the initial building and the overall redevelopment in the spirit of the metro district. The design provides a public plaza at the foot of the branded residential building and creates much needed amenities to shop and dine, while preserving the view of Lake Dillon from the downtown core. Future phases consider redevelopment in the downtown core to bring a mix of workforce housing, mountain cottage residences and active adult living communities to life.
