Teck Place in Calgary, AB is a perfect example of an office to mixed-use, residential conversion creating higher density and housing options in the city’s downtown core. Under Calgary’s Downtown Development Incentive Program to revitalize the urban fabric, Alberta developer Cidex Group of Companies seized the opportunity to convert the underutilized 11-story office building into livable spaces. Following a feasibility study by NORR, the results pointed to characteristics and structure suited for a conversion – with a pro forma that was achievable through smart design.

Teck Place was built in 1965. The conversion will preserve the existing skeletal structure and its modernism features such as the vertical fins and the prefab concrete pillars and arches. A new curtain wall system will be fully recessed to the depth of strategic locations in each of the units to minimize thermal energy loss. The curtain wall works integrally with the addition of balconies and energy efficient glazing replacements on all windows and doors. Simplicity of the building will remain intact by maintaining the verticality of the new elements, and the overall proportions and materiality, similar to the original design.

The ground floor will feature studio space for artists, indoor and outdoor amenity areas, and secure bicycle storage rooms. EV charging stations will be installed onsite to meet the demands of tenants with electric vehicles. Floors 2-10 will feature 108 market rate rental, one- and two-bedroom units, each with a private recessed balcony.

Teck Place will uphold its historical significance through preserved design and will further enhance the lifestyles and arts and cultural aspects of the community. The conversion will also be a catalyst for downtown urban renewal. This adaptive reuse project represents sustainability in and of itself, by repurposing an existing building to create higher density and housing choices to meet the needs of the community.
